What it costs: the home, the passport, the visa
On the 23 October 2026 sheet, a second-passport file is included from AED 1,387,999 for a one-bedroom. There is no additional charge for Vanuatu or São Tomé. A Golden Visa conversation starts at the three-bedroom list price of AED 2,298,999. Studios are not on the passport offer. Ask us for the all-in number on the unit before you send money.
How much does the passport home cost?
List prices on the passport offer: one-bedroom from AED 1,387,999, two-bedroom AED 1,991,999, three-bedroom from AED 2,298,999. The passport is included. Cash at 30% off, the 60/40 plan at 20% off, and the two-year plan at 13% off are a different offer, and on the cheapest one-bedroom they fall under the passport line. Cash on the passport offer itself is 8% off, not 30%.
How much is a Dubai Golden Visa through this property?
The visa is not a separate ticket we sell. The property has to meet the AED 2 million line. That is the three-bedroom at list, from AED 2,298,999. Government visa fees are charged by the authority, not by this page. We will itemise them when you ask about that unit.
What about DLD, agent fees and registration?
Dubai Land Department registration is a government charge on most purchases. Do not guess it from a blog. On this project, ask for the figure that includes what you actually transfer. The passport fee is not one of those extras. It is included in the qualifying home.
Can I buy with a payment plan, a mortgage, or crypto?
The passport offer is 60% down, or 20+20+30, with keys planned for Q4 2027. A mortgage is a bank decision, and many banks will not lend to every nationality. Crypto is not a way around a source-of-funds check. If the money cannot be explained, the file will not move.
