What is the minimum investment for a Dubai Golden Visa?
The rule discussed through 2026 is property worth at least AED 2 million. It is a residence visa for the investor, often with family sponsorship if the relationship and documents qualify. It is not Emirati nationality, and it does not by itself renew forever. The authority checks the rule again at renewal.
Does an off-plan home or a mortgage count?

Golden Visa for Pakistanis, Iranians, Bangladeshis and Afghans
Nationality does not, by itself, ban a foreigner from a freehold home in a designated Dubai area. A Golden Visa is still an immigration decision. Iranian and Afghan buyers should expect extra banking and compliance questions. Pakistani and Bangladeshi buyers should expect a normal source-of-funds check. None of this is a UAE passport.

Does a Golden Visa lead to UAE citizenship?
No. Years of residency are not a promise of nationality. The UAE has a separate, rare citizenship route for exceptional cases. Buying an apartment is not that route.
